Architectural Excellence : Modular mastery in a Colorado mountain town. Chamonix, Vail is a two & four story 32-unit affordable housing neighborhood designed with families and working professionals in mind. There are ten buildings in all sprawling across a superbly landscaped community park & garden each unit has a back patio to enjoy the views and clean mountain air. The Chamonix townhome community offers five different floor plans for its residents to choose from, 3 beds/ 2 baths or 2 beds/3 baths and 1 or 2 car garages. The townhomes exterior has been tastefully designed with stucco & cedar siding to fit in with the existing neighborhood and mountain scenery. As for the interior of these homes, the approach in the design was to keep things timeless, clean and modern. You will notice this attention to detail with the use of quartz countertops, two-tone cabinetry, stainless steel appliances, gas burning fireplaces, clean lines, and an overall bright open and airy feel.

Cost Energy Effectiveness : As vacationers flock year-round to Vail, local property owners are renting their units out for top dollar on websites like Airbnb and VRBO. This inflates housing prices and squeezes the people who live and work in the town out of affordable permanent housing. Meanwhile, traditional construction cannot keep up with demand or keep pricing down enough to fix the problem. The town of Vail needed affordable housing quickly.
Modulars' ultra-fast construction saved this project over a year in build time, helping many residents find housing before peak ski season. There was also a total of 15% cost savings by using off-site construction vs. traditional. Modular methods proved to be fast, affordable, and sustainable construction of the towns new deed restricted development.

Green Building Description : Sustainability features include low flow showers and faucets, low water plumbing fixtures, energy star appliances. There was a major effort to reduce the carbon footprint by using, passive solar strategies, natural ventilation, MEP system efficiency, lighting efficiency, renewable energy sources, low E glazing, high efficiency, and airtight enclosure. Don’t want to hear your neighbors? The design for the “Perfect wall” was used with a HERS of 30. Chamonix design was focused on durability, and resource-conscious with recycled content, waste management, rapidly renewable materials, FSC certified wood, durable construction making it low maintenance. Lastly, all units were designed with human experience in mind with healthy indoor air quality: low VOC materials, superb ventilation, radon mitigation techniques and HRV’s and plenty of daylight, providing residence connectivity to nature.

Technical Innovation : Given the area’s constrained construction season, inclement weather, and labor shortages, modular construction offered a serious solution. Prefab Logic's goal was to lead the effort to build housing for Vail’s year-round residents, assisting with project management through to delivery. Moment framing on level 1. The modular units were then constructed at levels two & three to complement the moment framing. Each dwelling has its own Lochinvar boiler to heat domestic water and dwelling. All heaters are zoned.
