Architectural Excellence : An innovative design-build ‘Core’ building, providing the central services to the workforce housing on an oil development project located approximately 70 km (43 miles) South of Fort McMurray, Alberta. The Central Core building includes hotel style check-in lobby, administration offices, luggage storage, work boot and coat storage, lounges, games rooms, meeting rooms, public washrooms, commissary, first aid, coffee and snack bars, commercial kitchen and dining hall. A combination of construction methods were utilized in this modular building, including skeletal wall framing, exposed wood truss beams, SIP panels, panelized construction, and conventional prefabricated modules. The exterior is finished with a combination of steel siding, Hardy-Panel, and natural stone. The interior features vaulted ceilings, ceramic tile flooring, natural stone, stained wood detailing, numerous fireplaces, and two atriums. This 75,400 SF single storey building is designed to support 3000 guests.

Cost Energy Effectiveness : Modular construction, including prefabrication of a 200 LF steel fire wall, allowed the offsite installation to begin during inclement winter weather that would have impeded conventional construction. Prefabrication and speed of construction also greatly reduced the winter heating and hoarding requirements to complete the works. Operational cost saving features included compact fluorescent light bulbs, hot water recirculating system, energy efficient appliances and low maintenance flooring finishes.

Technical Innovation : The dining hall is designed for 850 guests and is 33,600 SF. Our innovative design with pre-fabricated floor and roof panels included structural beams of up to 5 ½” x 37 ½” x 60’ bolted together offsite, thereby reducing quantity and foot print of structural posts by almost half versus standard modular construction. Ceiling heights, after installation of the suspended ceiling, were maintained at 9’, 10’ and 11’, while still allowing positive roof drainage on the 180’ building width. Two expansive 12’x60’ atriums were installed to provide natural lighting.
