Architectural Excellence : The Camp Pendleton Interim Housing Project provides Marine Housing, Administrative Offices and Laundry Facilities at 18 different sites. A total of 508 units make up the 95 buildings and provide over 400,000 square feet of modular space. There are 18 unique floor plans. Much consideration was made in the design stage to simplify site installation and minimize utility crossovers. Among all the different floor plans, there is much repetition in the design and materials that greatly simplified the manufacturing process. Exterior finishes and colors were chosen to complement the existing structures on base. The largest portion of the project is the “Billeting Units” which provide housing for 1,088 Marines. Tiled restrooms, individual closets and quality furnishings and finishes provide a comfortable environment for our nations military. All wall finishes are textured and painted drywall which adds a sense of permanence to these temporary structures.

Cost Energy Effectiveness : It is estimated that this project will remain on site for three to seven years. Throughout the 18 distinct buildings, there is much repetition in the design and the materials utilized. All restrooms are self contained within the module and include ceramic tiled wainscots and floors, with much completed in the factory as possible to keep costs down and reduce the time required to complete the project on site. Prevailing wages apply to all site work. Therefore, time spent in the design stage to reduce site work paid strong dividends. A white .045 EPDM roofing was used to keep the buildings cooler during the hot summer months and meet energy efficiency requirements. All exterior walls were wrapped in Tyvek building material. An R-30 unfaced batt insulation was used in all roofs and R-19 kraft-faced insulation was used in all floors. Lastly, R-13 unfaced batt insulation was used in exterior walls and R-11 unfaced insulation was used in many interior walls for extra sound control.

Technical Innovation : The extensive amount of plumbing made it advantageous to utilize Pex water lines in lieu of copper. Pex (cross-linked polyethylene) is extremely durable to extreme temperatures (hot and cold). It is also easier to install and has fewer joints than traditional copper piping. Pex is more burst resistant than copper due to its flexibility to expand and contract. Thermal expansion tanks were used at each water heater location to relieve the pressure caused by the expansion of water when heated. Blast-resistant glass was used in all windows to comply with ATFP (Anti-Terrorism Force Protection) requirements initiated by the military since September 11, 2001. All living quarters have PTAC (packaged terminal air conditioners) units that are ductless and allow individual temperature settings. All living quarters are self-contained within the module which greatly reduces site work at the installation stage as well as when the buildings are relocated.
