Architectural Excellence : This building features a drive through window only, with no dine-in facilities. This is a new concept for Burger King, as over 75% of their revenues come from the drive through. Burger King asked WMI to partner with them to develop a modular solution. The building features a full commercial kitchen for food preparation. Extensive coordination had to take place between WMI and the equipment supplier. Additionally, the building has significant architectural signage on the exterior which also required a great deal of coordination between WMI and the sign company. Although it is a drive through only building, it was designed to maintain a consistent appearance with the other Burger King locations.

Cost Energy Effectiveness : Through careful front-end planning and a collaborative effort between WMI, Hunter Modular Construction, Prosi Design, and Burger King, we delivered the building at a considerable savings over conventional construction. Although, there was significant site finish work involved, as much work as possible was completed at the factory. Another reason Burger King chose modular construction was the relocatable factor. Although these buildings are permanent, they can be relocated in the event the location is not successful. WMI delivered the building in an accelerated timeframe and at a savings 25% less than traditional construction. The faster construction allowed the franchisee to open and start generating revenues more quickly.

Green Building Description : Burger King is committed to being a good corporate citizen, including being good stewards of the environment. Although this building doesn't carry a certification, green building aspects were very important to them during this process. This is what led them to explore modular construction. Green, sustainable materials were specified in the building including Nichiha siding, a MAS Certified Green product, which means it delivers a healthier indoor environment. It provides LEED EQ Credits for low-emitting materials and meets the standard of the Collaborative for High Performance Schools. Additionally, a high efficiency HVAC system was used, along with water saving plumbing fixtures. Finally, LED lighting was used throughout the building, including the signage. Additionally, even though it's a drive through only, large windows were installed to provide natural light.

Technical Innovation : This building was designed as a single module, even though, at 19 feet wide, it is wider than the typical module. To accommodate the full kitchen, the wider width was necessary. Although it required a special permit for transportation, the overall cost of construction was cheaper than using multiple modules. Because of the complexity of the building, extensive site work was required. The WMI team completed this work as the general contractor and acted as an extension of the factory. The building also features a 10' 4" interior ceiling which is taller than normal. This was achievable because the modules are floorless. The buildings were shipped with a temporary floor system and set upon a pre-poured slab. This made ADA compliance much easier than a traditional modular solution.
