Architectural Excellence : The layout was designed to create the atmosphere and to showcase the quality of the homes being offered. Price was not the object when it came to installing the interior. Italian marble, ceramic tiles from Spain, exotic Hawaiian woods such as koa and milo, and the finest furniture were installed. It was a pleasant change from the ordinary materials that we usually install. The exterior elevation was designed as a scaled down version of the homes.

Cost Energy Effectiveness : The Architect’s mission was to provide a multi-million looking temporary sales office selling 137 multi-million homes along the Kohala Resort of the Big Island of Hawaii. The hurdle for the Architect was that the developer did not want to spend multi-million dollars for the temporary sales office. Initially, the project was designed for a new custom modular building. Due to the cost of providing all of the custom features and finishes required and the lead time for a new building to be manufactured and shipped, the developer looked at the option of renting commercial space at a nearby mall. Unit 090, which we nickname Betty because she is one tough old unit, happened to return off of a long rent. We suggested that they take a look at her. After doing the math on the build out and savings on shipping, Betty was a Godsend to the project saving substantial cost. The developer was shocked and made us review the estimate again to make sure that we did not miscalculate the cost.

Technical Innovation : Due to the technical simplicity of the modular unit, the Architect was able to freely design and accomplish all of the requirements by he owner. The modular provided a solid foundation to work from. The Architect was surprised at the rigidity and quality of the framing and insulation. The a/c duct work and the electrical wiring was a cost that he could take out his estimate due to the extent of the modular’s pre-finished condition.
