Architectural Excellence : Brockton School is a well-known private preparatory school in the tight-knit community of North Vancouver. For the start of the 2016/2017 school year they needed to expand their existing space to include five additional classrooms with an inclusive learning design, a common area that encourages collaboration, an office, a lobby, a reception area, lockers to accommodate 80 students, shower facilities and a fully equipped science lab.

The science lab alone required permanent desks equipped with sinks and gas access, movable desks, multiple storage areas, a fume hood, fridges and freezers, a shower and an emergency eye wash station.

In addition to fulfilling these needs, Britco was able to include two movable walls to enable the school to separate rooms or open up space based on their evolving needs.

Cost Energy Effectiveness : When the staff at Brockton School were looking to expand an existing modular classroom complex in a fast and cost-effective way, the obvious solution was modular.

By obtaining special transport permits to the school we were able to maximize the design of the modules, making them much more cost effective to install. The site itself was in a very tight location but by having the modules 90% complete and minimal construction aids and equipment, our modular techniques minimized the amount of work required on site and allowed us to complete the site work from start to finish within the two months the school was closed for summer break.

Technical Innovation : In addition to the elaborate lab space with sinks and gas access, the complex is equipped with a daylight harvesting system to adjust lighting levels and occupancy sensors to save energy in the case that lights are left on accidentally.

The high-efficiency HVAC equipment used, along with the light sensor system, has achieved the recognized green building rating: LEED.

One of the most challenging aspects of the project was the tight location surrounded by existing structures. Britco was able to overcome this through careful route selection, along with transport aids. Properly surveying the site was also key to our success. The site connector was framed in place prior to setting the new addition.
