Architectural Excellence : Branthaven, a prominent residential home builder was looking for a quality sales center that would reflect their new prestigious condominium development project, Cassa DiTorre. The building was not only to display the scaled model of the new project for future buyers, but moreover was to replicate the same finishes, features, and overall ambiance of what a potential owner would experience stepping in to one of their exclusive homes. The exterior finish is a high-gloss black architectural aluminum panel manufactured by NRB. The panels were created in varying sizes, square, diagonal and in a diamond pattern on the front face with two gold diagonal accents details. A large black anodized framed storefront entrance accentuates the open interior, displaying the large model and renderings of the new development. All of the interior bulkheads, lighting coves, painted drywall, engineered laminate flooring and ceramic tile as well as the exterior panels, were preinstalled prior to shipping.

Cost Energy Effectiveness : The mixed use of wood and steel in the structural design and assemblies helped keep costs in line with budgets. As a developer, Branthaven understands the advantage of getting to market fast and ahead of any competition. By having the Sales office constructed off-site while permits and site civil works were getting started was a positive step to a smooth opening and start to sales for the “to-be constructed” residential units.

Technical Innovation : The building was completely customized to suit this particular condominium development. It is constructed as a hybrid of both wood and steel framing to balance cost and performance and it was set down in to the grade to eliminate any stairs or ramps often seen with sales offices. The structural steel framed floor assembly provides the feel of walking through the condominium itself while providing additional strength and rigidity demanded to repeatedly relocate the building to other developments and repurpose as needed. The building was kept to two modular sections to allow for ease of future relocation.
