Architectural Excellence : Bombardier was faced with the challenge of producing a new aircraft for the 100 to 149 seat market segment that would surpass today’s operational realities. They needed space to accommodate a multidisciplinary team of 700 workers comprised of engineers, technicians, designers, pilots and support staff for the C-Series operations, with close proximity to their manufacturing plant.
Working with their engineers and architects, ModSpace, along with manufacturing partner Mobilfab, designed, built and installed a 79,200 square foot facility comprised of four phases with adjoining corridors.
The finished facility includes administrative offices, executive offices, conference rooms, restrooms and a cafeteria. A dedicated entrance for outside workers with specific Aerospace expertise restricts access to secure areas of the facility via electronic gates with badge readers.
Cost Energy Effectiveness : Test flights for their new plane were fast approaching, and the facility needed to be functional as soon as possible. Each day that the plane was delayed would amount to significant additional cost for Bombardier. Modular provided a faster path to testing and revenue. The finished facility met their budget and functional needs and also provided a pleasant working environment to their employees close to their manufacturing plant, which helped Bombardier avoid expensive project delays. The multi-phase approach let some workers occupy the building much sooner, while the remaining construction was completed. ModSpace overhauled the original design, which would have required problematic roof slopes and the necessity of a crane for installation. These changes provided Bombardier with significant savings on the fabrication, installation and eventual dismantling of the buildings.

Technical Innovation : The multi-phase project required precise design and installation due to the varied elevation of the site. Some areas had up to 2 feet of height difference from one phase to the next. Each had to be connected by a prefabricated corridor with slopes not to exceed Barrier Free Limitations. ModSpace used an angular design of the extremities of each corridor to join all sections of the facility. The resulting building met all building code requirements while adhering to the customer’s site plan. Roof components were designed and built to withstand the high winds and extreme snow loads common in the region. Bombardier wanted large open areas, with minimal internal walls. Limiting structural walls meant loads had to be determined and gauges increased for individual columns and pillars. Mechanically securing all structural elements to each other provided additional strength.
