Architectural Excellence : The Blood Tribe is located in Standoff, Alberta, approximately 200 km south of Calgary and is one of Canada’s largest First Nation communities. ATCO Sustainable Communities and Blood Tribe Housing worked together to construct 24 townhome units; 4 x 5-plexes and 1 x 4-plex in the community owned Kainai Manufacturing Facility, which was dormant prior to the project. Each of the 1,150 sq. ft. two storey townhomes features a spacious veranda welcoming you inside to the main living area with a kitchen and washroom, while the upper floor features 3 comfortable bedrooms and a second washroom. The exterior appearance of the townhomes fits harmoniously in the rolling prairies and matches the colours of the community.

Cost Energy Effectiveness : A collaborative effort between ATCO and Blood Tribe Housing was made to create a formal HSE Manual resulting in a 100% safety record for the project. Not only were the 24 townhomes completed by March 31, 2015 as per the contract, but the project also came in $1.2M under budget. The townhomes feature abuse resistant walls that were reduced in size from 3/4” plywood to 7/16” chip board and boarded with drywall to reduce the overall thickness of walls and weight for transportation and costs. One sided 3/4” plywood was also used on the floors to remove the underlayment for the marmoleum thus saving in material and labour installation costs. The marmoleum was installed on the floors before the walls were built to save on installation costs and reduce the amount of waste created by excess marmoleum cutoffs.

Technical Innovation : The two storey townhomes were manufactured in fixed build stations at the Kainai Manufacturing Facility. The units were transported to site, offloaded and put into place by hydraulic lifts. The roof system was built in three stages, transported and craned onto awaiting units. Each of the townhome units took 3 days to complete on site, including transportation from the manufacturing facility, installation on site and roof system onto the units. Rigid insulation was installed in the rim joist space on the exteriors and between the homes for increased temperature efficiency and sound baffling. All the windows and doors were sealed with a red zone peel & stick membrane for air and water tightness. Commercial grade marmoleum was installed on all the floors for improved durability and Canexel wood fibre siding was installed on the exterior for greater lifespan and durability due to extremely windy environmental conditions in the area.
