Architectural Excellence : Berkley Senior Services in Martinsburg, WV, was in dire need of replacing an old home that was being utilized as office space for staff community programs. The building was an eye sore within the community, poorly insulated, difficult to maintain and generally ill-suited to providing a healthy, professional environment for staff and the seniors they serve. A custom designed exterior that fit in to the surrounding architecture was requested. IMS developed several 3D computer generated renderings for the customer to choose the desired level of finish. The building has a site installed 6:12 shingle roof to match the existing building that is on the same property as well as a site installed front porch that matched the porch on the existing building. The use of tall windows and French doors also add to the appearance and are consistent with the other building on the site. In addition, a custom interior design was created to accommodate the staff’s work flow and function.

Cost Energy Effectiveness : Modular construction was chosen to improve the existing property rather than relocating in order to limit development costs and maintain their convenient location. The home was torn down to put the 2,352 sq ft. modular building in its space. The new office was designed to fit within the existing foot print and the ability to use existing infrastructure, (sewer, water, electric services) sidewalks and parking lots in order to reduce site development costs. By using modular construction to accelerate the construction process and limit downtime, the owner saved approximately 20% over traditional site construction.

Green Building Description : The building consists of high-efficiency doors and windows with Low E glass. The use of tall windows and French doors not only added to the appearance but the natural light provides effective internal lighting to maximize visual comfort limiting the use of electricity during the day to reduce energy use. Zoned high efficiency HVAC units were also installed to provide minimum energy consumption and maximum comfort. In addition to these features, a high R value floor, wall and roof components were installed.

Technical Innovation : It was important that the building would blend into the existing traditional features in the surrounding area. The building replaced a 100 year old home that was being utilized as additional staff space. With limited and costly temporary relocation options, it was important to limit down time as staff transitioned from the old building to the new. Off-site construction was chosen based on the ability to provide an accelerated schedule which would allow of the building to be constructed concurrently with demolition of the existing building along with site development. The new office was designed to fit within the existing foot print and the ability to use existing infrastructure, (sewer, water, electric services) sidewalks and parking lots in order to reduce site development costs.
