Architectural Excellence : Designed to house management staff in the Oil Sands Region of Ft McMurray, Alberta. The complex incorporates high-standard interior finishes to provide an attractive and comfortable living space in accommodations over and above the standard type rooms currently available in the region. Room layouts include private washrooms, computer desk, custom cabinet work and coordinated flooring, wall finishes and curtains. Complete telephone with voicemail, computer/internet access and satellite television wiring is provided to each private room along with 2 televisions. Central common facilities include a lounge, commercial kitchen, dining room, recreational areas, meeting rooms and exercise facilities. Fireplaces in the dining room and lounge, along with extensive wood finishes, upgraded furnishings and custom lighting, provide an architectural finish that exceeds typical remote facilities in the region. Exterior finishes include stone trim to match the natural setting.
Cost Energy Effectiveness : Module construction was completed to the greatest possible extent in the manufacturing plant to reduce site installation time. Mid efficiency furnace/air conditioning units are provided for each room. High recovery hot water heaters with storage tanks and circulation systems reduce operating costs and provide “instant” hot water to the rooms. Low flow fixtures are utilized throughout the facility to reduce water consumption. Building envelope design details provide fully sealed vapour barriers, and high R-value insulation is utilized on all exterior walls, roofs and floors to minimize heating/cooling costs. Low “e” thermally broken windows are used to further improve the building insulation characteristics. Make-up air systems are individually designed to provide improved efficiency for each section of the complex.

Technical Innovation : Mechanical, electrical and control systems were completed within each module at the manufacturing facility to minimize site construction time. Guest access is controlled and tracked through a card reader system and custom software that provides billing information while ensuring security for the guests. The remote location does not provide access to sewer and water systems, so a completely self-contained water storage facility is provided. This facility provides storage for potable water and fire water requirements, including a fully automated fire water system that redirects potable water for the sprinkler system in the event of an alarm. Waste water is treated by a waste water treatment plant designed to exceed typical municipal environmental regulations through the use of membrane technology.
