Architectural Excellence : BCIT is one of the largest post-secondary institutions in Vancouver, BC. Due to significant increase in student enrollment, the institution needed a new learning space for the Specialty Nursing program. The building includes three classrooms designed to promote enhanced learning, two breakout areas, accessible washrooms, an electrical/server room and a mechanical room. The classrooms have built-in technology which allows for specialized training to be delivered via interactive and adaptive learning tools. Metric Modular designed a complex electrical system to support the load requirements. The used of wood products was extensive, and includes products such as glulam beams, plywood, studs, solid birch finishing and exterior grade wood blocking. The wall cladding consists of corrugated metal cladding and composite aluminum panels and a thermally broken, double glazed aluminum curtain wall system with aluminum windows to form the distinctive building envelope.

Cost Energy Effectiveness : Shipping the modules 90% complete reduced the need for additional labour on site – the modules included installation of millwork and detailed interior finishes. Additionally, building in our manufacturing facility provided a quality assurance process to meet the client requirements. For example, all components of the air barrier system were designed to withstand imposed wind and rain loads for the duration of the building service life, and were designed to be easily maintained. Metric designers had to pay particular attention to structural movement such as thermal expansion and contraction.

Green Building Description : The project was designed to achieve an energy performance target of 20% better than ASHRAE 90.1-2010. The performance was evaluated through a comprehensive energy modelling report which identified the energy measures over the ASHRAE baseline to achieve comfort, high indoor air quality, use of daylighting, acoustics, and resource efficiency.
