Architectural Excellence : Serving a remote Indigenous community in Northern Manitoba, this project was designed to seamlessly fit with the esthetics of the existing town site, as well as to enhance the quality of accommodations at that picturesque location. The exterior finish of painted fiber cement boards, heavy exposed timber trusses and high gable canopies maximizes both form and function for this rugged geographic and climatic area. The building layout consists of a two-story extended stay motel and a single story commercial area providing space for a Video Lottery Terminal (VLT) gaming lounge. The motel portion of the building accommodates the motel lobby and 12 rooms: 8 standard motel rooms and 4 long-term stay kitchenette suites. The rest of the building includes VLT gaming lounge, boardroom, and a server/seating area with a performance stage. High ceilings and light coloured walls throughout the interior of the building create airy positive feeling for the guests.

Cost Energy Effectiveness : The building’s remote location and the scarcity of qualified labour supported the case for modular construction. The off-site construction allowed for the site services and foundations to be completed during the manufacturing of the units for an accelerated construction process. Two modular manufacturers were selected by ATCO for the project, based on their predominant experience: one for the motel portion and one for the administrative and gaming facility.

Green Building Description : The primary building material of the project is wood, which contributed to a smaller carbon footprint, less air and water pollution and reduction of embodied energy. Operable windows, careful selection of materials, paints and finishes with low VOC emissions, and the decentralized heating and cooling (2 PTAC’s each, providing fresh air from both ends of the module) all contribute to the high thermal comfort and excellent indoor air quality. The building is highly insulated, R20 insulation in the walls and R28 in the roof, with a continuous vapour barrier. The crawl space is additionally heated and protected from ground-born radon emissions by an impermeable screen.

Technical Innovation : Modules of various sizes, primarily constructed from sustainable wood products, were connected with on-site assembled timber frame components to achieve a seamless ensemble. Relatively long motel suites were air-conditioned by 2 PTAC’s each, providing fresh air from both ends of the module. 90% of site workers were hired from the local community, partially alleviating the chronic unemployment situation at the community and also adding to the sustainability of the project.
