Architectural Excellence : Our client required four classrooms to safely accommodate students with adequate physical distancing for the upcoming school year due to the COVID-19 pandemic. The client reached out to us at the beginning of June 2020 with an occupancy deadline of September 14, 2020. Classrooms had to meet all of Ontario’s building codes including SB-10 Energy efficiencies. The siding on this College’s classroom is a dark charcoal grey – unique from BOXX Modular’s classic Antique Linen base with Black Diamond Red stripe – to match the aesthetic of its location in a prestigious neighbourhood, enhancing the look of the exterior.
Cost Energy Effectiveness : The tight time constraints of this project merited using a modular classroom solution. Expanding the school using traditional site-built methods would have been more expensive and would not have been completed by the start of the school year as requested by the client. This was not a planned expansion and was required to accommodate physical distancing requirements for students to prevent the spread of COVID-19. The cost savings for the client will continue for the foreseeable future as this classroom complex can be separated into four individual classroom portables as required

Green Building Description : This classroom complex has been designed and built to meet the Ontario Building code SB-10 for the Region of Oakville Ontario. Although there was not a green requirement, SB-10 is an energy efficiency code which requires specialized insulation, windows, doors etc. for heat loss and energy efficiency. BOXX Modular strived to meet this code in order to be prepared for the potential separation and re-installation of the individual units on the property.

Technical Innovation : This eight-unit building was constructed to minimize the site footprint as one large cohesive building, which can conveniently be divided into four individual classrooms in the future. All four classroom units within this educational complex feature self-sufficient HVAC systems, Electrical systems including fire and security alarms and siding that encapsulates four exterior walls, should the client decide to separate them.
