Architectural Excellence : This complex was designed to accommodate currently expanding staff and to allow for future corporate growth. NRB and the architect created a functional, attractive space with 30 modules that were designed for ease of access, and to fit in to the confines of the site location. The spacious facility has 9' ceilings throughout, with private executive offices along an outside wall that have large windows for optimal day-lighting and views. The layout has a central core area with service rooms, washrooms, business center and lunchroom, adjacent to and easily accessible by staff. The two large open areas are filled with work stations, promoting communication and teamwork. Interior finishes include acoustical ceilings, painted drywall, with ceramic, sheet flooring and carpet tiles throughout. The exterior is a durable stucco system applied at the plant, and then completed at the site for an architecturally seamless finish, providing an aesthetic blend with the surrounding building.

Cost Energy Effectiveness : By building the whole structure in place at our plant, we ensure that all the electrical and mechanical systems are completed and tested ahead of time, leaving only start up and final commissioning at site. This reduces the costs of on-site supervision as the activities and time are minimized. The client chose upgraded materials, including the steel structure, to help minimize potential deterioration or failure and to reduce maintenance or replacement over the building’s life cycle. Sheet flooring with a superior wear layer reduces maintenance and extends the product life, while quality carpet tiles were selected in lieu of rolled goods so high traffic areas that have excessive wear can be repaired without having to replace the entire area.

Technical Innovation : Though wood framing was permitted by code, the owner chose non-combustible steel construction for the structure and classification of this building. Steel provides a minimum 25% recycled content, while extending the overall life cycle and durability of the structural elements. Choosing non-combustible construction reduced the need for additional fire rating, so value engineering practices were applied. Energy saving measures include gas powered roof top HVAC packaged units with economizers, high efficiency insulated windows with Low E glazing, and energy efficient lighting controlled by occupancy sensors. Water saving measures applied are faucet sensors, and low flow toilets and urinals. Our "build-together" process constructs and connects the modules as a whole building at our plant with exacting precision to ensure quick and easy reassembly the site. This decreases the on-site time and activity, reducing disturbance and pollutants to the clients day to day business operations.
