Architectural Excellence : This building was designed to be a welcome center and sales office. It contains three offices, a children’s play area, a large display area, a kitchen area and two restrooms. The main focus area is the half moon wall display area in the center of the building. This area is visible from either double door entrance. The interior finishes were designed to coordinate the trim and wood floors with the color and style of the furniture. The exterior of the building contains the same material that is used in the homes being built in this subdivision. From the stone on the pillars, to the stucco siding, all finishes are options that are available for the homebuyers to select for their new home.
Cost Energy Effectiveness : This modular was designed in close connection between Pac-Van, Inc. and Motivational Systems Inc. Motivational Systems Inc. has provided the designs for this homebuilder throughout the country. The exact size of rooms were specified to allow for the specific furniture selected to fit in the areas of the building, so the areas did not appear to be too small or too large. The modular was built with only a 10’ wide center unit to provide these area dimensions. The entire lighting package was hand selected to provide high performance and an 89+ % energy saving versus incandescent lights. All lights have an 80% or higher efficiency rating. Providing the building with unfinished floor and walls allowed the customer to save on manufacturing costs. The owner was then able to have their own on site contractors complete these finishes.

Technical Innovation : The open half moon area in the center of the modular was a unique design. There is a 23 foot half moon wall with 12 spotlights to highlight the displays for the customer. In the center of the half moon, the ceiling has a soffit that is 12 feet in diameter and hangs down 12 inches from the 9 foot ceiling. Eight can lights were installed in the soffit to emphasize the display map of the area. All the fluorescent lighting in the building includes indirect lighting diffusers to keep a soft light throughout the center. Throughout the display areas, eyeball track lighting accentuates the various displays on the walls. The exterior was equipped with prewired boxes to allow future lighting to be installed on site for the large entrance structure and additional safety lights. All the interior walls and floors were unfinished from the factory to allow the customer to present the same finishes in the sales center that are available as options in the new homes to be built.
