Annex of a State Facility

Architectural Excellence : This modular building is a 12’x60’ module installed to an adjoining building. We had to match our building to the existing exterior built by another manufacturer. The exterior is a two-tone commercial grade high-rib siding on a mono-pitch EPDM rubber roof. The challenge was matching the lines of the existing building with the annex we were constructing. This Annex is a training center and break room designed with sink, counter top, cabinets, microwave, a refrigerator with icemaker, and an ADA restroom. The interior walls have vinyl covered gypsum and commercial grade CVT tile throughout, 26 oz. carpet in the office section of the building, and commercial grade drop ceiling. The back of the building is a storage area and has an airlock where it connects to the existing building.

Cost Energy Effectiveness : As the Stat Facility grew, they began to run out of space at this site. Employees were eating lunch and receiving technical training at the same place they did their testing work. With this permanent modular building, we provided a cost-effective and timely solution without compromising the quality of the building. Maintaining a constant temperature within the structure was a requirement of the project. The ceiling insulation was foam sealed with no exposed fasteners and has a two layer of R-19 un-faced over a single layer of R-19 faced insulation. This extra insulation provided the necessary solution to temperature management. The exterior walls were insulated with R-11 kraft backed fiberglass. We also installed two 48”x48” insulated glass windows to allow a large amount of natural light into the building and to insure that no heat or cooling was lost.

Technical Innovation : During the manufacturing process for this 12’x60’ building, we used 10” Jr. I-beam perimeter steel frames with 8” Jr. I-beam cross members 4’ on center. Due to the configuration of the existing building, we developed a defined crossover point to our building. The existing electrical, water supply and fire sprinkler system had to penetrate at a specific point from the existing lab to lessen the intrusion of trades. We also installed security magnetic card readers for keyless entry. The setting of this build was under a restricted time table. This site is highly secured protected by both electric gate and multiple cameras. We had to time the installation of the concrete piers and of the building with the security and fence companies to insure that the site was protected at all times and not compromised by the daily work being performed. This building is completely self sufficient with no impact to the existing building.
