Technical Innovation : The accessible unit consisted of special features such as a Swanstone Accessible Shower unit consisting durable walls and reinforced blocking to prevent any serious destruction to the unit when in use. The accessible shower unit had to be recessed into the floor of the module onsite creating less than a ¼” threshold to make easy and convenient for future occupancy. The implementation of this design required additional reinforcement within the module. Mechanical and Storage Rooms, separate from the living space was made available only to the Housing Authorities Control Facilities Department, not only safeguarding the mechanical and electrical components of each building but also convenient for both future residents and the Control Facilities. Because these units were part of an Association, it was required to use cedar siding on the units. Fortunately, 40% of the cedar siding and the decks were factory-built making for convenience and a quick turnaround while onsite.
Cost Energy Effectiveness : For most Affordable Housing Projects, a cost effective solution is en extremely critical piece of the puzzle. Triumph Leasing was able to put the pieces together with modular construction, allowing for an ideal alternative with better construction efficiency and less downtime. 40% of the cedar siding was factory-built which cut costs tremendously given the increased State labor rates and cost of material. For ease of transportation, factory-built decks were implemented before arriving onsite making for a convenient and cost effective solution. This intricate modular system was craned into place, set, seamed and made weather tight in 3 days. By using the accelerated method of modular construction, we were able to maximize site safety and security, and minimize neighborhood concerns.
Architectural Excellence : The Amherst Housing Authority project is comprised of 15 modules for a total of approximately 5,000 sq ft., creating 4 apartments in 2 separate adjacent buildings. Apartments 1 & 2 both contain 2 bedrooms. 2 baths, kitchens, and living & dining areas. Apartment 3 was created to be an accessible unit consisting of 2 bedrooms, a kitchen, living and dining areas, and 1 accessible bathroom, all at ground level for ease of access. Apartment 4 consists of 3 bedrooms, 2 baths, a kitchen, and dining and living areas. Throughout each kitchen, space was designated for large appliances. Space was also planned-in at the factory stage for washer and dryer units for each apartment. Mechanical and storage rooms were created in each duplex building for convenient maintenance access. The color palette of all the modules in the project was specifically chosen to complement the existing neighborhood. Vibrant colors were chosen for the main entryways to accent the neutral overall palette.
