Architectural Excellence : The American Opportunity Foundation building is a 7,968 sq. ft. building comprised of 11-12x40 modules and 3-12x60 modules configured in an L-Shape. The modular building was designed to be a child care facility. The building has 3 offices, children’s restrooms, adult restrooms, a laundry facility, break room, lounge, day care rooms and a lobby area. The exterior of the building is very modern in aesthetic and has an eggshell white stucco and dark gray façade, making it hard to decipher if it was built using traditional site built construction or “is it modular?”

Cost Energy Effectiveness : The American Opportunity Foundation unit is relocatable and is built to California State Title 21, a state regulation to ensure modulars are of the highest standard using the most energy efficient materials. The (HVAC) heating and air conditioning units are all electric with heat pumps and are energy efficient. Some of the cost effective choices included: the recessed pier and pad foundation that elimiated any and all cement work for the client; using standard 12x40’s and 12x60’s to created a custom unit, cut costs and elimiate the costly use of a crane. The HVAC’s are end mount vs. roof mount, also eliminating crane work and cutting costs. End mounted units prevent climbing on the roof, which can cause safety issues and leaks (which require additional expenses to fix).

Technical Innovation : Pac-Van used 11 standard 12x40’s and 3 standard 12x60’s approved by State of California, Department of Housing and Community Development with a pier and pad tie down foundation, recessed to ground level without any cement work. All fixtures, doors, windows, etc. comply with child care guidelines including 13 child sized toilets and sinks.
