Architectural Excellence : This project brings understated modern sophistication to Santa Rosa’s historic Railroad Square district and the urban hub of Sonoma County, and offers easy access both to local businesses and industry, as well as leisure activities including wine tasting, brewery visits, sports and a wealth of outdoor activities in Sonoma and surrounding valley. The simple architectural style and interior design were created to capture the vibrant spirit of the hotel’s surroundings and appeal to modern lifestyles. Guestrooms have a 55-inch SMART flat screen, integrated work desk, and a sleek bathroom featuring rainfall showerheads. The architects managed to lay out the design to not only meet local requirements and complement the neighboring developments, but also stayed true to the brand’s modern style. European-inspired guest rooms give guests a luxurious, high-end experience at a business traveler’s rate. Setbacks and height restrictions break up the massing to better integrate with its neighbors.

Cost Energy Effectiveness : This project faced very challenging hurdles – a labor union strike, a missing generator and a global pandemic. Originally slated to open in May 2020, it was pushed back 3 months as the virus halted construction. Due to the volume of work coming out of Boise (home of Guerdon), California positioned building inspectors there to stamp-approve modules bound for CA. That left less for local inspectors to check before granting the certificate of occupancy, saving significant time. An expedited FFE procurement schedule was required and implemented by Cornerstone Design. Model room visits were carefully planned and executed with Marriott. Construction Admin and finishes/FFE punchlist were performed in-factory. The unique architectural layout required a lot of sawboxes, resulting in a large number of crane picks and a unique challenge while stacking. The waste factor achieved on this project was less than 2%, as compared to the typical 6 – 11% with traditional construction.

Green Building Description : Two LEED certified Meeting Rooms; interior finishes and FFE selections compliant with CALGreen; and larger guestroom windows than a prototypical AC Marriott module all contributed to a high quality, naturally daylit finished product. The CALGreen standard is California's first Green Building Code, and is very stringent on indoor air quality and thermal comfort. By stacking the guestroom modules next to and on top of each other, "double wall" and "double floor" acoustics were achieved, significantly improving the quietness of the guestrooms.

Technical Innovation : The AC Marriott hotel brand offers turn-key customization for the guestrooms, which the interior designer provided, as the room sizes were developed to maximize site constraints and architectural design while at the same time providing efficiency for modular construction. Custom guestroom elements included re-scaled furniture, a premium rustic wood-look floor which provides regional context in the wine country, and attention to details, all which elevate the guestroom experience. Two LEED-certified Meeting rooms are located in the hotel. As the project is located in California, the stringent energy codes and sustainable practices (CALGreen) ensured a Green Building project. Toxin reduction was also a component in selection of the Finishes and Furnishings. The project also complies with smart growth and sustainable development as it is located in a downtown infill zone, adjacent to a freeway and public transportation.
