Architectural Excellence : The housing complex includes 52 suites with a mix of 1 to 3-bedroom units across a three-story apartment building (42 units) and two-story townhouses (10 units over two buildings).
The 35,145 sq ft apartment building features 1 and 2-bedroom units from 550 to 750 sq ft, including six accessible/adaptable suites. Each unit contains a bathroom, kitchen, living space and patio, with rough-ins for laundry and dishwasher. Shared spaces include an elevator and laundry/amenity areas. A staff office and meeting room provide space for on-site resident support. Each townhouse building is 6,500 sq. ft with 5 units. Those units contain 3 bedrooms and 1.5 bathrooms across 1,180 sq ft. They also feature a living space, kitchen and a personal backyard. The apartments and townhomes have a modern, simple exterior design, which fits with the aesthetic of the neighbourhood, along with a painted drywall interior for a high-end finish. A shared car park and outdoor gardening area promote a community feel.
Cost Energy Effectiveness : Value engineering of every aspect from landscaping to the foundation allowed for reduced costs to the overall project. The cost is inclusive of municipal permitting and fees along with the transportation of modules. Many of the project’s components focus on efficiency and long-term value, including: LED fixtures, high-efficiency HRV systems, Energy Star appliances, and water efficient landscaping. In addition to these measures to increase the long-term value of the project, the use of modular construction provided the immediate benefit of timeline reduction, ultimately resulting in cost savings to on-site manpower and overall personnel.

Technical Innovation : Affordable housing supply was urgently needed in Grand Forks as a result of a devastating flood in 2018. The shortened timeline of modular construction was a perfect fit for this project, with shorter build timelines and no significant impacts on cost when compared to a site build. On site, the chosen ICF foundation allowed for much quicker installation times while providing an energy efficient alternative to standard concrete forming. The building is designed in line with client requirements for compliance with BC Energy Step Code 3. All suites are self-contained, including an independent hot water tank and heat recovery ventilator. Efficient lighting, plumbing and mechanical features exceed typical building code, with consideration for Step Code 3 and BC Housing Design Guidelines. Other sustainable features include Energy Star appliances, LED lighting, high efficiency HRV systems, individual mini-split ductless AC systems for every unit and water efficient landscaping.
