Architectural Excellence : Seven-story nearly 38,000 square foot upscale apartment project with first floor retail space. The project consists of 28 living units that range from studio to three bedroom units, many of which have private terraces. The building was designed with a modern exterior finish and shape. The project was built with 56 modules erected upon steel columns that created the first level. The living units were designed with finished concrete floors to give it more of an urban feel. There is a centralized courtyard that creates a cover atop of the retail level, adding light and character for the interior units.

Cost Energy Effectiveness : This was a non-union project in a metropolitan market, so the labor rates were not as high as you would expect. The goal still was to complete the project as quickly as possible. The project owner and architect (also a development partner) have had experience with prefabrication and modular construction. They chose to build this project as modular in order to better their odds of completion time as well as trying to guarantee their construction budget, minimizing the many unknowns and unexpected things that come up during the typical construction process while building in an urban setting.

Technical Innovation : Modular has become a common word in New York City over the last couple years. Some people have been talking and writing about it, and Deluxe has been building it. The architect designed some aesthetics in the front of the building to give character in the modular layout. Open floor plans and taller windows allow the light to shine through the living units and into the center courtyard. The finished concrete floors required that we pour the concrete on our production line rather than utilizing our concrete panel facility. This created an slower pace on our production line but was not as large an issue due to the fact that there were fewer floor finishes to install. With the smaller building footprint, we had to be more focused on how we ran the MEP systems through the structure in order to still minimize the level of traffic inside the living units during the modular completion process.
