Architectural Excellence : Contemporary living in a Historic Setting. The developer put a lot of thought into optimizing the design of this building, not only for modular construction but also for blending well into a historic neighborhood that is on the rise, seeing a shortage of available housing options.

Relatively landlocked, the developer repurposed two abandoned single family home lots, comprising only .18 acres, into an efficient 28 unit apartment complex.

Inside, the project features efficient, modern designs with tall 9 ft ceilings, lots of natural light, open kitchens and industrial finishes. The developer packed loads of amenities into these small studio and 1 bedroom spaces.

A unique feature is the origami-like mural on the corner of the building. Planned into the design from the beginning, the architect used alternating sizes of siding to allow for the needed symmetry for the mural.

Cost Energy Effectiveness : The scale of efficiency in the living units to module box ratio rivals some of the workforce housing camps frequently produced. At 2 living unit to every 1 module, the developer and modular designer were able to maximize the number of units per box built making better, more efficient living space for occupants and also saving money on the delivery end; fewer modules, fewer materials, fewer trucks moving down the road, all around better use of space.

Green Building Description : Higher STC ratings are naturally designed into the building with double walls and double floor/ceiling connections between each unit. Though the units are small, oversized windows were considered a must to bring as much daylight into the space as possible. Each unit, much like a hotel, has it’s own HVAC allowing for individual control.
