POSITION SUMMARY

The Senior Preconstruction Manager’s primary responsibility is to ensure on-time production of high quality deliverables to clients and potential clients. This role requires a high level of collaboration with internal departments, design professionals, the subcontractor community and the ability to build client relationships based on trust. The Senior Preconstruction Manager must have the experience to set the project up for successful delivery by the construction team. Occasional travel is required. This position reports to the Director of Preconstruction.


ESSENTIAL FUNCTIONS 

  • Manage financials, billing, risk, and client relationships for assigned projects during pre-construction.
  • Lead a cross-functional team including estimators, schedulers, BIM, Quality Assurance, Safety, and Preconstruction support staff. 
  • Manage, mentor and develop team members.
  • Ensure Nibbi’s standards of safety and quality are incorporated into the department’s work.
  • Represent Nibbi in a professional manner.
  • Consistently support and promote Nibbi’s vision and strategic goals.
  • Support and implement the Director’s vision for the growth and advancement of the department.


RESPONSIBILITIES

  • Work with Business Development to prepare information for proposals and attend interviews. 
  • Upon award, lead project kickoff to start the preconstruction phase. Manage preconstruction activities and deliverables, maintaining timeline to meet client expectations, including:
  • Bid scopes/bidding
  • Value engineering
  • Scheduling
  • Constructability review
  • Oversee procurement and early buy-out
  • Design/build package review
  • Collaboration with Nibbi Concrete, SPS and Safety
  • Preparation of GMP with qualifications and exhibits
  • Coordinate constructability reviews with QA/QC Department.
  • Identify potential risk.
  • Work with Estimators to ensure that design team is being held to the preconstruction schedule. 
  • Presentations to the clients, validating the numbers and responding to questions.
  • Provide regular updates to the Director of Preconstruction and the Project Executive regarding the status of project deliverables.
  • Provide guidance to Preconstruction staff for consistent processes and procedures.
  • Conduct performance evaluations and work with the Director of Preconstruction to create and implement staff development plans.
  • Recommend process improvements that will create efficiency, or achieve a better result. 
  • Other related duties as assigned or needed.


QUALIFICATIONS

Education/Experience: Degree in engineering, architecture, construction management, or a related field, plus a minimum 7 years’ experience as a Project Manager or equivalent role with a general contractor. Experience with affordable housing/multi-family residential is a plus.

PHYSICAL DEMANDS

The Preconstruction Senior Project Manager is regularly required to:
