Project Engineer

Position Summary
The Project Engineer is a Detail-Oriented Executor who supports the Project Manager in the
day-to-day execution of multifamily modular construction projects. This role is responsible
for managing RFIs, submittals, subcontracts, invoicing, and project buyout, while keeping
all documentation accurate and current. The Project Engineer serves as a critical link
between the field, subcontractors, design team, and internal stakeholders—ensuring
nothing falls through the cracks from contract award through close-out.
Responsibilities
1. RFI Management
• Prepare, log, and track all project RFIs with accurate descriptions and supporting
documentation.
• Distribute RFIs to the appropriate design team members and follow up to ensure
timely responses.
• Maintain the RFI log and communicate impacts to schedule and scope to the
Project Manager.
2. Submittal Management
• Compile, review, and submit all required submittals including shop drawings,
product data, and samples.
o Track submittal status and ensure approvals are obtained before material
procurement.
o Coordinate with vendors and suppliers on lead times and delivery
schedules.
o Log and distribute approved submittals to the field team and
subcontractors.
• Communicate re-submittal requirements promptly when items are returned with
comments.
3. Subcontract Administration
• Prepare and issue subcontracts in coordination with the Project Manager, ensuring
scope is clearly defined.
• Collect and verify certificates of insurance, DIR registration, and license
documentation from all subcontractors.
• Track subcontract execution, change order amendments, and compliance

4. Project Buyout
• Support the Project Manager in executing project buyout by soliciting, leveling, and
awarding subcontractor bids.
• Coordinate with Preconstruction to ensure scopes are complete and gaps are
identified prior to award.
• Maintain a buyout log tracking awarded scopes, contract values, and outstanding
items.
5. Invoicing & Financial Tracking
• Process and track subcontractor pay applications, ensuring accurate coding and
timely approvals.
• Prepare owner draw requests and invoicing packages in coordination with Admin
and the Project Manager.
• Maintain job cost tracking and flag budget variances to the Project Manager for
review.
6. Document Control & Project Administration
• Maintain organized and current project files including contracts, RFIs, submittals,
change orders, and correspondence.
• Issue and log meeting minutes, action items, and project notices to all relevant
parties.
• Support project close-out by assembling punch lists, warranties, O&M manuals,
and final documentation packages.
7. Field Coordination Support
• Assist Site Supervisors with coordination of subcontractor schedules and material
deliveries.
• Attend site walks and OAC meetings; document open items and track resolution.
• Facilitate clear communication between the field team, design team, and Project
Manager.
8. Warranty & Close-Out Support
• Coordinate warranty documentation and ensure all close-out deliverables are
collected and submitted on time.
• Track open warranty items and follow up with subcontractors to ensure timely,
documented resolution.

Key Competencies
• Teamwork: Works collaboratively with the PM, field team, subs, and design
professionals to keep the project moving.
• Organization: Manages multiple concurrent logs (RFIs, submittals, invoices,
contracts) with accuracy and follow-through
• Financial Acumen: Understands job cost basics, invoicing workflows, and
subcontractor pay application processes
• Client Management: Clear and professional written and verbal communicator with
owners, subs, and the design team
• Problem-Solving: Identifies documentation gaps and process bottlenecks;
escalates issues to the PM with context and options
• Technology: Proficient in MS Office, Excel, and project management/document
control software
Requirements
• Experience:
o 2+ years in construction or a related field
o Prior experience with RFIs, submittals, or subcontract administration
preferred
o Exposure to commercial or modular construction a plus
• Education:
o Degree in Construction Management, Engineering, or related field preferred
• Tools & Skills:
o Proficient with document control and project management software
o Familiar with construction contracts, submittals, RFIs, and pay application
processes

Compensation & Benefits
• Salary: $65,000 – $90,000 base + Performance-Based Bonuses based on project
outcomes
• Schedule: Full-time, 40+ hours/week
• Travel: Mileage reimbursement for personal vehicle use
Benefits (after 90 days):
• 80 hours paid vacation (accrues and increases annually)
• 40 hours annual sick pay
