MEP BIM Designer Levels I-III
US-Offsite Holdings, LLC
US-Offsite is seeking MEP BIM design talent at multiple career levels—from experienced HVAC, electrical, and plumbing tradespeople ready to transition into design to established BIM professionals with modular construction expertise. Across all levels, you will turn architectural and engineered plans into accurate, buildable MEP production models and drawings in Revit. You will work directly with our production team to ensure designs reflect real-world installation needs, factory constraints, and project requirements. Your responsibilities and level of independence will grow with your experience.
WHAT YOU HAVE ALREADY ACHIEVED (Minimum Requirements):
LEVEL I — MEP Drafter | Trade to Design (Entry Level)
-2+ years of hands-on experience in HVAC, electrical, or plumbing as an apprentice, journeyman, or in a comparable trade role.
-Ability to read construction drawings and installation instructions and understand trade standards and installation requirements.
-Comfortable working with computers, eager to learn Revit through structured onboarding, and motivated to transition into an office-based design career.
-Lives near or is willing to relocate to Redding, CA.
LEVEL II — BIM Designer | MEP (Intermediate)
-2+ years of HVAC, electrical, or plumbing design experience.
-Strong proficiency in Revit MEP; comfortable using Bluebeam Revu and Microsoft 365.
-Solid understanding of MEP systems and applicable building codes, with a willingness to incorporate feedback from factory installation teams.
-Lives near or is willing to relocate to Redding, CA.
LEVEL III — Modular BIM Designer | MEP (Experienced)
-1+ years of MEP design experience specifically with a modular or offsite builder, ideally on multifamily or multi-story projects.
-Strong working knowledge of Revit MEP, Bluebeam Revu, Autodesk Forma, and Microsoft 365.
-Working knowledge of California Plumbing, Mechanical, and Electrical Codes and Title 24.
-Ability to independently manage project workloads, deadlines, and production-ready deliverables while communicating effectively with engineers, designers, and factory personnel.
-Redding-based or willing to relocate preferred; remote work may be considered for the right candidate.
WHAT SETS YOU APART (Preferred Requirements):
-Level I: Exposure to Revit, AutoCAD, SketchUp, or other 3D modeling tools; experience with computer-based 3D design; familiarity with California MEP codes.
-Level II: Degree in mechanical, electrical, or architectural engineering or EIT certification; multifamily, modular, or offsite experience.
-Level III: California HCD factory-built housing submittal experience and demonstrated proficiency in modular MEP design and documentation.
-Across Levels II–III: Experience with Dynamo, Navisworks, Autodesk Forma, or AutoCAD and use of enterprise AI tools to support material takeoffs, building-code research, and Revit workflow improvements.
WHAT YOU ARE GREAT AT (Day-to-Day Responsibilities):
-Translate architectural and engineered plans into detailed LOD-400 MEP production drawings and models in Revit.
-Lay out plumbing, mechanical, and electrical systems within modular constraints, including mate lines, chases, module-to-module connections, and on-site tie-ins.
-Work with framing and architectural teams to identify and resolve clashes before designs reach production.
-Develop model-based schedules and bills of materials, leveraging AI tools where appropriate.
-Meet with production leads, review drawings, address installation questions, and incorporate shop-floor feedback into design revisions.
-Contribute to continuous improvement of Revit templates, families, and departmental design standards.
HOW RESPONSIBILITIES PROGRESS BY LEVEL:
-Level I: Build drafting proficiency through structured training, apply field knowledge, and complete assigned models and drawings with guidance and review.
-Level II: Independently deliver assigned MEP design work, resolve routine design conflicts, apply code knowledge, and strengthen production-ready modeling practices.
-Level III: Own complex modular MEP design deliverables with minimal oversight, proactively resolve cross-discipline conflicts, manage deadlines, and help advance team standards and workflows.
