Job Overview

JMO Modular is seeking an experienced, results-driven Senior Business Development Manager to expand our presence throughout the MidWest. This position will focus on identifying, developing, and securing modular construction opportunities in the multifamily, hospitality, workforce housing, and commercial markets. 

The successful candidate will build relationships with developers, property owners, general contractors, architects, design teams, public-sector agencies, and other key decision-makers. This role requires a proven ability to originate new business, manage complex sales opportunities, negotiate agreements, and position modular construction as a strategic advantage. With our logistics team, the candidate will also help manage inventory controls, office personnel, and operations.

JMO Modular is a family-owned and operated company committed to responsive service, practical solutions, and long-term client relationships. This is a remote, territory-based position requiring frequent travel throughout the Mountain West.

Compensation: $80,000–$140,000 per year, including base salary and commission

Responsibilities

  • Proactively identify, pursue, and secure new commercial and modular construction opportunities.
  • Develop business relationships with:
    • Developers and property ownership groups
    • General contractors and construction managers
    • Architects, engineers, and design teams
    • Public-sector agencies and institutional partners
    • Hospitality, multifamily, and workforce housing organizations
  • Build and maintain a strong pipeline of qualified opportunities throughout the assigned territory.
  • Develop relationships with prospective clients, strategic partners, and industry stakeholders.
  • Present JMO Modular’s capabilities and demonstrate how modular construction can improve project speed, cost predictability, quality, and efficiency.
  • Lead the sales process from initial outreach and qualification through proposal development, negotiation, and contract award.
  • Coordinate with internal estimating, design, operations, and project teams to develop solutions that meet client requirements.
  • Negotiate agreements that support both client objectives and JMO Modular’s business goals.
  • Maintain accurate sales forecasts, opportunity records, and client communications.
  • Monitor construction trends, competitor activity, regional development, and market conditions.
  • Represent JMO Modular at industry events, conferences, trade shows, and client meetings.

Qualifications

  • Five or more years of successful business development, sales, or deal-origination experience in commercial construction, real estate development, modular construction, or a related industry.
  • A strong existing network among developers, general contractors, architects, design professionals, or public-sector decision-makers.
  • Demonstrated success generating, negotiating, and closing new business.
  • Strong understanding of commercial construction and project-development processes.
  • Excellent communication, presentation, relationship-management, and negotiation skills.
  • Ability to manage multiple opportunities and extended sales cycles.
  • Self-motivated and comfortable working independently in a remote, territory-based position.
  • Willingness and ability to travel frequently throughout the Midwest.
  • Ability to commute to project sites and client meetings within the assigned territory.

Preferred Experience

  • Experience selling modular or off-site construction solutions.
  • Experience with multifamily, hospitality, workforce housing, or large commercial projects.
  • Established relationships within the Midwest construction and development markets.
  • Five to ten or more years of relevant industry experience.
